There is no additional cost to open an interest bearing escrow account if you use our bank. Once the principal funds are disbursed from the escrow account if any interest was accrued it will be forwarded to the taxpayer.
When the taxpayer uses Equity Exchange Services, Inc. as their Qualified Intermediary they will receive interest earned on the account. The interest that is earned on the account will be taxable to the taxpayer. Once the taxpayer closes on the final replacement property or ends the exchange (see
45-Day,
180-Day pages) any interest earned will be sent to the taxpayer in the form of a cashiers check. We do not charge extra to open an interest bearing escrow account. As you will see in our section on delayed exchanges we need certain information from the taxpayer in order to open the account.
